Last Friday (March 5), we received your letter to Vangaurd Loft residents
informing us of the specific assessment costs. In that letter, you also
declared that residents MUST inform First Properties no later than
March 12 how we intend to pay for our special assessments. We are among
those who are not complaining about the cost of assessment, but rather
about how you delivered the news and about the timing of payment.
1) We received your letter on Friday, March 5. We left town again
early Monday morning, March 8. Your letter required that we inform you
of how we intended to pay for the assessment NLT Friday, March 12, which
meant that we would have to mail the form you requested back within a few
days. Your requirement is unreasonable. Most people will require more than a
few days to explore ways to meet a sudden financial obligation of this
magnitude. For residents who are not in town this week, returning your form
by March 12 is impossible. Your threat of requiring possibility of immediate
payment if we do not comply with your demand creates animosity between
First Properties and Vanguard owners rather than fostering a cooperative
partnership.
2) At issue here is the timing of the deadlines for payment of our
assesssments. You give less than 30 days in demanding half of what,
for many of us, is a substantial sum. You then require the rest 60 days
later. Yet, you provide us no time to explore ways to meet your demand.
I would urge you to extend the April 1 deadline for letting you know how
intend to pay, and then extend the payment due-dates by 15-30 days.
