You might want to look at having the masonry repair as part of the
roofing project. I know they are 2 different trades, but we have found
on a number of our roofing/masonry projects that once the roof is
opened, there is additional masonry work that needs to take place below
the flashing. When it is part of one contract, the work flows smoothly.
 When they are broken into two projects, the roofer has to stop, then
the mason comes back out. A week can easily go by all the while the
roof is sitting open with temporary protection. A storm like Monday
night can make a quick mess (to say the least) out of temporary
protection.

The parapets were brought to our attention during the last façade
inspection. Our engineer recommended they be repaired in 2009 or 2010.
My guess is they were not an issue during the original façade repair
back in 2001. They have started leaning slightly over the roof of the
building, which is common for tall parapets like ours that are nearly
100 years old.

The roof system connects into the parapets at the edges of the
building, so if we repair the roof first without repairing the parapet,
we'll have to have the roofer come back and fix the edge condition
again; essentially paying for the edge detail twice. We're looking at
getting the parapets completed first, with the roof repair following
behind a month or so. I'll share more info after our research has been
completed.

Shouldn't the problem w/ the parapets been detected and repaired during
the VERY expensive facade project for which we were special assessed
quite heavily a few years back?

And, as far as debris falling from the ceilings of the 7th floor, it is
not unique to the top floor. If the owner above you does any sort of
remodelling you will get a 2" thick layer of dust in your unit no matter
what floor you are on. Granted, the 7th floor might have this problem a
bit more often since there are contractors, etc on the roof, but I can
speak from experience. When Kim replaced carpet in her unit above me I
had to hire a cleaning crew to clean my unit of the dust, dirt and small
pieces of concrete which fell all over my unit. Water coming through is
a different story though.

We're working on the roof situation. Funds do not exist to repair the
roof and parapet this year. I've been conducting interviews and
inspections with various contractors (most recently this morning) to
gather information on costs, duration, and methods for repairing both
the roof and the parapet. We will know more after I receive cost
estimates from these contractors and I will share it with all owners
then.
