Brian will address this in more detail, but replacing the roof in 2010
is something that requires considerable advance planning. The wheels are
are (and have been) in motion for that planning to begin. The 2000
Reserve Study identified 2015 as the probable replacement date. We
decided last year to move it up by five years. Chris will be sending
out the 2009 Board Report in a few days. It includes the timeline
beginning in 2009 with the formation of an owners' "roof and parapet
committee" in the summer, comprised especially of 7th floor residents
who are currently affected and who will be most effected when work
begins in 2010.

Most people on the 7th floor have to deal with these issues on a pretty regular basis and other tenants do not realize the effects of rain or snow on our building. It is great to have a roofing contractor but when they can not fix the issue if the roof is wet then it can be very frustrating. I know you have all said that those are things you deal with in a condo however the roof of the building is our entire obligation not just the 7th floor tenants.
