The facade inspection is required by the city every 4 years. The estimate of 16,000 for the one to be done this year prompted the necessity of amassing a 4,000 reserve each year so we won't be hit all at once next time.
The way I read the IL Condo Act, owners have 14 days from the passage of the budget to begin a "challenge". I might have misread it.
