That's fine, them I'm going to tear my balcony off! If it's my responsibility I don't want wife or daughter risk; and I don't need it!
I will have my contractor contact the association and send all the proper insurance papers!

Allison is correct. The balconies are limited common elements, which
means that both the Association and the owner share some responsibility
for maintenance. Many of the balconies are beginning to show wear and
tear. To those two dozen new to the list, we've indicated that plans
for balcony replacement are underway and the Board is still considering
bids. The replacement will be at owner's expense, and we'll give ample
lead time so people can prepare. We're trying to find inexpensive, but
durable/low-maintenance replacements. Current plans are for replacement
in late spring or fall to minimize disruption of balcony use in nice
weather.
