Two sep. issues to address. Before I get to those, first and foremost, the service calls are costing the association NOTHING. All-Types Elevator is standing behind their work, and doing what they can to solve the problems.
Now, the display in front has been replaced 3 times, and obviously, something is not right. All-Types had the manufacturer of the display unit to Vanguard to offer suggestions as to why the repeated break-downs, and possible solutions. The problem seems to be related to the second issue addressed next.
As far as the elevators getting stuck (primarily the rear) each time it has happened, a reset button had tripped. It appears the building is getting random power surges, and those surges are tripping the reset button and blowing the circuit board on the floor indicator. However, this is an educated guess at this point, and the elevator company has installed a meter that will measure the power supply going to the elevator. Hopefully it will verify the surges.
If the power surges are the source of the problem, at the association's expense we will have to install surge protectors for each of the elevators. However, until we are sure, it is foolish to spend the money.
As to the causes of these surges, I'm told they can be pretty common especially because we have our own "load center" in the building. The surges are not enough to damage household equipment, but sensitive parts in something as high-powered as an elevator motor can be affected.

Subject: Elevators
Can someone from First Properties or the condo board inform the rest of us
about the nature and extent of our elevator problems? It seems like we have not
had 2 consistently working elevators for nearly a month. The front elevator,
which has really not been fully functional for several months (since the
digital display stopped working) in particular gives the building an appearance
of disrepair. Is there only 1 company that we can employ for our elevator
repairs, or can we looked for a competitor if the 1st repair service cannot
correct our problems? Have we done so already? Are we paying for each service
call, and if so how much is all of this costing the association? I realize that
the elevator problems are to some extent an inheritance from Rezmar, but the
current spate of breakdowns can hardly be blamed on the developer, and the
failure to fix them in a timely manner is really inexcusable. I apologize if
any of these questions are naive, but I am unfamiliar with the vagaries of
elevator maintenance.
Thanks,
Doug Kanter
